Former Hospital Block

Lynx Construction Ltd successfully delivered comprehensive roof refurbishment works to a former hospital apartment block, acting as Principal Contractor and assuming full responsibility for site management, health and safety compliance, and project coordination.

To ensure safe and efficient operations within an occupied residential environment, a secure Heras-fenced compound was installed to segregate the works from tenants and the public. This compound accommodated a Haki staircase system, mechanical hoist, storage facilities, waste skip, and welfare units for site personnel.

A full independent perimeter scaffold was erected to provide robust edge protection for operatives and visiting personnel, ensuring adherence to stringent safety standards throughout the project.

The scope of works involved overlaying approximately 400m² of existing liquid-applied roofing with a new 18mm plywood deck, followed by installation of a high-performance roofing system supplied by Fatra UK Ltd. The specification included a self-adhesive vapour control layer, 150mm PIR insulation to enhance thermal performance, and a fully adhered single-ply membrane system incorporating all perimeter and upstand coated metal details.

The project was completed ahead of programme, within budget, and handed over to a highly satisfied client—demonstrating Lynx Construction Ltd’s commitment to quality, efficiency, and professional delivery.
