Warehouse Unit, Ilford

Lynx Construction Ltd recently had the opportunity to complete this city centre roofing project in Ilford.

The project had its challenges but with the professionalism of our team we managed to overcome all difficulties including the central nature of the site. This required a full traffic management scheme to control traffic redirection and was completed to rigid time scales and out of hours working at the client’s request. The site had to have stringent health & safety requirements allowing all personal to perform their daily duties without any disruption from the on-going works.

Asbestos was a key consideration and required a full asbestos survey to be conducted during the pre-construction phase, a full removal was considered by the client but after further investigation it was established a more cost effect solution was to encapsulate the existing system and over sheet the ageing 1800m2 asbestos cement roof. The project also included fixing new spacer bars, 400mm Rock wool insulation and 0.7 gauge galvanised roof sheets.

This in turn gave an up lift not just in waterproofing integrity but also fulfilled the clients need for thermal up-grade and added fire rating.

A full independent scaffold was erected to all open areas to provide protection for our workforce and the public below and a designated compound was formed using Heras fence panels to segregate our works from the client’s staff and visiting public. This gave us an area for the storage of all materials and included welfare and parking facilities for our on-site team.

The works were completed within the allotted timescales and within budget and all whilst the building was fully operational.
